COMPANY
Octapharma AG, a Swiss-based company, is an independent, global plasma fractionation specialist. Its core business is the development, production and sale of high quality plasma derivatives.  Octapharma AG, (referred to as the Octapharma Group), is the parent company of Octapharma Plasma, Inc. (OPI).  The parent company is located in Lachen (near Zurich) and is the third largest plasma fractionator in the world.  Octapharma AG’s main business is fractionating plasma and making therapies for the treatment of coagulation disorders and immune diseases plus intensive care and emergency room products sold in 27 countries.  The company’s sales in 2008 were approximately $1.1B and they have about 2,000 employees.  In 2007 their gross margins were 45% and their profit before taxes and interest was over 31%. 

Octapharma AG continues to grow and invest heavily in the future. Profits are mainly channeled into R&D and further improvements and expansion of production.  In the highly demanding market of life-saving plasma products, company success is only possible through reliable product quality and a proven safety record.

In 2008, Optapharma Plasma, Inc. (OPI) acquired Life Therapeutics, an Atlanta company that operates 12 plasma centers in the U.S. with approximately 300 employees.  The business will be moving from Atlanta to Charlotte, by September of this year.  The largest private plasma products company in the world, Octapharma’s business plan is to own and operate approximately 50 plasma centers in the U.S. with a projected 1,500 employees.  Most of this growth will come from an agreement already negotiated for Octapharma to acquire, by 2011, 33 plasma centers from International BioResources (IBR), the largest plasma collection company in the US.

OPI is a collector of plasma.  They do not have a distribution arm because all of the plasma goes to Octapharma AG for fractionating into the drugs mentioned above for subsequent sale through Octapharma USA and other company locations.  Each one of the plasma centers in the US has the appearance of a Red Cross blood center and each has medical facilities, donor beds and the personnel needed to draw the plasma.  Donors are paid for their plasma.

POSITION
OPI is seeking a Facilities Director who has experience working at a headquarters location and supporting numerous remote facilities throughout the United States.  The successful candidate will be responsible for the headquarters facility in Charlotte, North Carolina, the 12 plasma collection facilities purchased form Life Therapeutics, an additional nine plasma centers to be assimilated into OPI from IBR in 2009, and eventually the remaining 24 IBR plasma centers to be brought into OPI in 2011.  The primary purpose of the position is to locate, design, construct, and maintain facilities to support the strategic direction of growth and quality standards for all OPI facilities.  It is critical to develop uniformed facility standards and practices for all donor centers to ensure consistency of performance throughout the company, and to ensure all donor facilities are all properly equipped and maintained to ensure performance to regulations and the needs of OPI.  The Facilities Director will need to provide a standardized system of maintenance that supports all plasma centers.  This position requires up to 50% overnight travel with occasional long hours required to meet project deadlines.  The successful candidate must be able to view video display terminal images for extended periods of time, sometimes up to 10 hours per day.  The job has occupational exposure to blood borne pathogens.

Facilities and Maintenance Responsibilities:

1.       Develop and manage the real estate portfolio for the corporation.  Negotiates real estate transactions for all facilities.  Maintain lease contracts to ensure timely exercise of options and prevent penalties and unwanted commitments.

2.       Plan and direct the construction and renovation of all facilities nation-wide through the supervision of external contractors, architects, engineers, and vendors to ensure maximum quality and efficiency at the lowest possible cost. 

3.       Develop and maintain the appropriate capital appropriation plans to ensure on time and within budget for each project.

4.       Develop a center relocation and expansion strategy.

5.       Develop a standard for plasma centers that maximizes durability, standardization and functionality to minimize cost.

6.       Develop a process with the assistance of outside contractors to value engineer all projects.

7.       Develop and maintain an energy management program by monitoring utility usage, making comparisons between specific sits and compiling a database of energy used at each site. 

8.       Develop and maintain a disaster recovery program including files of drawings, specifications and lists of contractors for each location.

9.       Maintain a complete file system of all leases and include lease abstracts, lease correspondence, renewals, options and expirations.

10.    Manage vendor operations including security, maintenance, sprinkler, fire extinguisher, lighting, plumbing, recycling, etc. for all OPI locations including corporate, donor centers, laboratory and warehouse. 

11.    Act as a liaison with the document control department regarding storage and technical space at the warehouse. 

12.    Provide monthly reports to the CVP of Manufacturing and the HR Manager regarding project updates, project costs, new issues, productivity/accomplishments, incidents and work order details.

13.    Assess cost and get prior approval for new projects.

14.    Investigate site incidents.

Safety and Security Responsibilities:

  1. Participate on the OPI Safety Committee and coordinate safety management activity along with the human resources department on OSHA compliance, hazard analysis, Material Safety Data Sheets management, job safety analysis, personal protective equipment management, training and safety inspections.
  2. Act as Chief Fire Warden and coordinate First Aid Officers.
  3. Act as the emergency services contact in local and national emergencies.
  4. Manage chemical hazardous & non-hazardous waste vendors
  5. Obtain environmental permits and certificates as required.
  6. Ensure building access security.
  7. Provide after hours contact/availability.

PERSONAL AND PROFESSIONAL QUALIFICATIONS

1.     Bachelor’s degree in Engineering, business or other related field.  Preference for candidates with a Professional Engineer’s license or experience in real estate.

2.     A minimum of 3 - 5 years work experience in engineering, construction, commercial real estate transactions and project management.

3.     Knowledge of refrigeration equipment and processes to oversee maintenance activities; a preference. 

4.     Excellent written and verbal communication skills.  Customer service oriented.  Familiar with engineering and electrical instrumentation.  Maintain knowledge of local and national building codes.

5.     Excellent organizational and scheduling skills; able to translate end results needed into an organized project list.  Must have excellent communication skills and effectively communicate (verbal and written) with internal and external customers.  Attention to detail.  Must be project oriented, creative and computer literate.  Able to manage multiple projects and coordinate with multiple individuals and departments for projection completion.  Analyze and evaluate date.  Must be flexible and able to change assignments on short notice.

6.     Internal contacts – Frequent contact with all personnel to exchange information, coordinate projects and solve problems.

7.     External contacts – Regular contact with law firm, real estate agencies and property managers/owners. To exchange information and coordinate projects; occasional contact with city officials and frequent contact with building consultants to exchange information, solve problems and coordinate projects.

8.     Work directly with outside contractors.

9.     Ability to work independently and efficiently.

10.   Oversee annual expenditures of ~$15MM.

We are looking for a Executive Facilities Director responsible for overall facilities management and maintenance operations for a multifamily portfolio totaling over 30K units.  This position requires a facilities/maintenance oriented executive.  The big picture is that this person will manage the inventory and customer service at the very highest level.  They will be responsible for all of the planning and budgeting, personnel management, man-power studies, etc.  The maintenance department oversees over 500,000 work orders annually and they have a bench stock inventory totaling over $10M (like a Home Depot but spread out over multiple facilities).  We are looking for an executive leader open to 75% travel nationally.
